By using the website, requesting a quote, booking an inspection, or relying on a report, you agree to these Terms and Conditions.
Business Details
Canberra Plus Building Inspections provides inspection services throughout Canberra, the Australian Capital Territory and surrounding New South Wales. All inspections are carried out by or under the supervision of a licensed builder and appropriately qualified consultant.

Inspections are visual, non-invasive assessments limited to readily accessible areas unless otherwise agreed in writing.
Readily Accessible Areas
Inspections are limited to Readily Accessible Areas as defined in AS 4349.1, AS 4349.3 and AS 4349.0, and only where the Consultant determines that access is safe and reasonable.

Readily Accessible Areas generally include only those areas that:

  • Can be accessed without causing damage to the property.
  • Can be accessed without undue risk of injury to the Consultant or others.
  • Are not obstructed by furniture, stored goods, finishes, insulation, debris, vegetation or other  impediments.
  • Are within 3.6 metres above ground or floor level using a standard ladder.
  • Have roof space access openings of at least 400 mm x 500 mm, with at least 600 mm x 600 mm of crawl  space.
  • Have subfloor access openings of at least 400 mm x 500 mm, with at least 400 mm clearance beneath  bearers and at least 500 mm below concrete members where applicable.
  • Allow unobstructed line of sight and arm’s reach from a point of conforming access.
Without limiting the above, the Consultant may decline access where any of the following conditions exist:

Access Restrictions

  • Access openings are smaller than the minimum dimensions specified in the relevant Australian  Standards.
  • Roof spaces or subfloor spaces have insufficient clearance to crawl safely.
  • Areas are locked or access is denied by the owner, occupier, builder or agent.
  • Areas are concealed by floor coverings, wall linings, fixed ceilings, cladding, insulation, sarking or other  finishes.
  • Areas are obstructed by furniture, stored goods, shelving, appliances or personal belongings.
  • Dense vegetation, stored materials, debris, paving, soil, mulch or garden beds obstruct inspection.
  • Weep holes, slab edges, ant caps or structural elements are concealed.
  • Heavy insulation limits visibility of framing members.
  • Common property in strata or company title developments is excluded unless specifically agreed.
  • Components not yet installed or completed are not available for inspection.
Safety Restrictions
  • Roof pitch, height or configuration makes access unsafe.
  • Roofing materials are wet, slippery, fragile or otherwise hazardous.
  • The roof or structure appears unstable or may not safely support the Consultant.
  • Electrical hazards are present, including exposed wiring or damaged fittings.
  • Vermin, insects, snakes or other animals create a safety risk.
  • Biological hazards are present, including mould, faecal contamination or hazardous substances.
  • Sharp objects, nails or construction materials create a risk of injury.
  • Extreme weather, high winds, rain, lightning or excessive heat create unsafe conditions.
  • Inadequate lighting prevents safe inspection.
  • Restricted movement may cause damage to ceilings, insulation or structural elements.
  • Any other condition exists that, in the Consultant’s opinion, makes access unsafe or unreasonable.
No destructive, invasive or dismantling work will be undertaken unless separately agreed in writing. Areas not inspected due to access or safety restrictions are excluded from the report. Defects, damage, timber pest activity or safety hazards may exist in excluded areas and no representation is made regarding their condition.
Purpose and Scope
The purpose of an inspection is to provide an independent opinion regarding the condition of the property or stage of construction at the time of inspection. Reports identify visible defects, safety hazards, timber pest issues, and conditions conducive to defects or pest attack within the agreed scope.
Limitations and Exclusions
Reports do not constitute a guarantee, warranty, insurance policy, engineering certification, code compliance certificate, or statutory approval. Reports do not cover concealed defects, latent conditions, future performance, cost estimates, asbestos, mould, hazardous materials, environmental issues, or specialist services such as electrical, plumbing, gas, pool, or appliance inspections unless specifically included.
Timber Pest Terms
Timber pest inspections are conducted in accordance with AS 4349.3 and are limited to detecting visible evidence of termite activity, timber damage, fungal decay, borers, and conditions conducive to attack. Absence of visible evidence is not a guarantee that timber pests are not present.
Stage Construction Inspections
Stage inspections provide an independent visual assessment of building works at a nominated stage. They are not certifications of compliance with the National Construction Code, engineering design, approved plans, or contractual specifications. Responsibility for compliance remains with the builder, designers, engineers, and certifier.
ACT Residential Property Disclosure
For residential properties in the Australian Capital Territory, reports may form part of the vendor disclosure process under the Civil Law (Sale of Residential Property) Act 2003 (ACT) and associated regulations. Where permitted by law, eligible purchasers may be entitled to rely upon a Standard Inspection Report subject to statutory conditions, including timing requirements and receipt of the report as part of the contract documentation. Certain report details may also be provided to the ACT public register where required by law.
Reliance and Third Parties
Reports are prepared exclusively for the named client unless reliance by another person is expressly permitted by law, including certain ACT purchasers under the legislation referred to above. Except where required by law, no duty of care is owed to any third party.
Australian Consumer Law
Nothing in these Terms and Conditions excludes, restricts, or modifies any rights or remedies that cannot lawfully be excluded under the Competition and Consumer Act 2010 (Cth) and the Australian Consumer Law.
Limitation of Liability
To the maximum extent permitted by law, liability for any claim arising from an inspection or report is limited to the amount paid for the relevant service. This limitation does not apply to the extent prohibited by law.
Payment Terms
Payment is due in accordance with the invoice. Deferred payment arrangements apply only where expressly agreed in writing. Overdue accounts may be referred for recovery and may incur reasonable administrative and collection costs permitted by law.
Complaints Procedure
If you have a complaint or claim, you must notify us in writing as soon as practicable and provide an opportunity to re-inspect the property within 28 days. We will investigate and provide a written response. If the matter remains unresolved, the parties agree to attempt mediation before commencing legal proceedings.
Intellectual Property
All website content, reports, templates, images, and branding remain the intellectual property of Canberra Plus Building Inspections unless otherwise stated.
Governing Law
These Terms and Conditions are governed by the laws of the Australian Capital Territory and, where applicable, New South Wales and the Commonwealth of Australia.
